SDM Warns Public Against Buying Plots in Illegal Colonies

Guhla-Cheeka, July 17:
Sub-Divisional Magistrate Captain Parmesh Singh has issued a strong warning to the public regarding the ongoing crackdown on illegal colonies. He urged citizens not to fall into the trap of cheap plots offered by unlicensed property dealers, as such transactions could result in legal and financial trouble.

Speaking on behalf of the district administration, SDM Singh stated that unauthorized colonies are being targeted by the administration, and illegal constructions are regularly demolished using bulldozers under the supervision of the District Town Planning Department.

He emphasized that landowners and property dealers must seek proper permission before any construction. If construction begins without departmental approval, notices under the HDR Act 1975 are served. Despite these warnings, many landowners and agents continue illegal activities without seeking necessary licenses, prompting stricter enforcement.

The SDM urged the public to verify the legal status of any colony before buying land. He added that people can approach the District Town Planner, Tehsildar, or Naib Tehsildar for accurate information before registry.

“Don’t waste your hard-earned money by investing in illegal colonies,” he warned. Those found involved in such transactions, even as buyers, may face penalties up to ₹50,000 and imprisonment for up to 3 years.

Captain Singh also appealed to developers and landowners to follow proper legal channels, like applying for licenses under government-backed schemes such as the Group Housing Scheme, Deen Dayal Housing Scheme, and Affordable Group Housing Scheme, which allow planned development on a minimum of 5 acres of land.

The administration aims to provide affordable housing to citizens while curbing unauthorized construction and ensuring planned urban growth.
